What is the proposed project?

The Team is recommending that IBC enter into a contract to remove the existing asphalt shingle roofs, remove the debris, and install a 24 gauge standing seam metal roof and architectural metal wall panels.

Why 24 Gauge?

It is considered the industry standard, resist extreme weather, and maintains its appearance for the long term.

Who is the recommended contractor?

The successful bid was submitted by Ben’s Affordable Roof of Lawrenceburg, Kentucky.  Ben’s Roofing has installed metal roofs and asphalt shingle roofs, provided addresses of locations of each type of installment to allow the Team(s) to review the work or speak to the building owner.  Ben’s bid is $207,876.00.  Job completion is 3-4 weeks.

has the team reviewed metal roofs in frankfort?

Yes, the Team reviewed several metal roofs in Franklin County, including Good Sheppard Church, Christian Church, State Police Headquarters, and others.  

Why select a metal roof?

Asphalt shingle roofs and metal roofs have similar basic qualities.  IBC presently has an asphalt shingle roof, however our experience has been troubling.  Research indicates that metal roofs perform as well or better than asphalt shingle roofs.  Additionally, a number of members suggested that the team investigate installing a metal roof. 

when did the Team begin investigating replacing the existing roof?

The Team began making inquiries of roofing contractors during Fall 2024 and included consultation with a local retired architect.  

what were the ranges of bids received?

The Team issued requests for proposals to 14 contractors, received responses from 5 contractors, bids ranged from $178,450.00 to $422,750.00, interviewed 4 of the 5 contractors and selected Ben’s Affordable Roofs as the successful bidder.  

how long is the warranty?

The minimum warranty on the metal is 20 years, the warranty on labor to address any repairs is 10 years.
